Sheet A · Tenant improvements

Tenant improvements built to the lease clock, from one suite to a multi-location rollout

Dental offices, urgent care clinics, restaurants and retail counters: we build out leased space to the landlord's terms and the tenant's opening date.

Chapter 01

Build to the lease clock

A tenant improvement job starts with a date somebody already signed. The lease has a rent commencement, the landlord has a work letter, and the owner has an opening day that cannot slide without costing real money. We read the work letter first, sort out what the landlord supplies and what the tenant pays for, and write the schedule backward from the day the doors open.

Long-lead items decide more openings than construction does. Storefront glass, rooftop units, electrical gear, millwork and specialty equipment all carry lead times that outrun a hopeful schedule. We get those on order early, track them in the open, and tell the owner the week a date is at risk rather than the week it is missed.

Landlord coordination is part of the work. Shared roofs, shared utilities, center rules and neighboring tenants all shape when and how a crew can work. We handle those conversations as the contractor on the ground, so the tenant does not have to referee between a property manager and a plumber.

One brand, many addresses

Multi-location tenants need the same result in every suburb. Raineri has built tenant work for Aspen Dental, Sport Clips, Sprint, Firehouse Subs, Wing Stop, Cigno Dental, Washington Smiles Dental, FastTrack Urgent Care, Orthotics and Prosthetic Design, and Ace Rental and Sales. Finishes and equipment rooms change by brand. The discipline underneath does not.

Retail is a market we know from both ends, from tenant improvement to new construction, with minimal disruption to the neighbors and customers around a job. That means protecting shared entries, keeping deliveries moving, and scheduling the noisy or dusty work for the hours that suit the center rather than the hours that suit us.

A rollout gets easier with each site because the lessons carry forward. The punch list from one opening informs the next submittal, the long-lead list gets shorter, and the owner has one contractor to call about all of it. A district manager planning the next ten openings wants a builder who already knows the pattern.

Chapter 03

From a leased suite to a ground-up building

Some tenants outgrow the strip center. In 2025 we built a KinderCare in Swansea, Illinois, with a turf play yard and shade structures, and Sav-On Liquor and Wine in Edwardsville, Illinois. Both are new retail and childcare buildings rather than fit-outs, and both lean on the habits of our tenant work: tight scheduling, early procurement and a clear line of communication.

You get a single point of contact on site, one person who knows the job and answers for it. We run the project on Procore, so drawings, RFIs, submittals, daily logs, photos and the schedule sit in one portal you can open any time. An owner with a store to open has no time to chase six trades for an answer.

We are business owners building for other business owners, and that shapes how we talk about money and time. A tenant's dollars are real dollars, and an opening date is a promise to staff and customers. We plan, price and schedule the job the way we would want ours handled.

The names on the doors we have built

Dental chairs, urgent care rooms, fryer lines and retail counters all start as an empty suite and a signed lease. The brands below trusted us with that suite. The two storefronts beside this note are the other end of the same work: new buildings, finished in 2025.

Larger owners often need the whole building as well as the suite. See how we handle building construction, or tell us about the space you are leasing.
